NOW HIRING – Property Manager!
Manage the financial performance of the properties by overseeing rents, collections, Delinquency, occupancies, and expenditures.
Ensure properties compliance with Company policy, as well as federal and local regulations.
Monitor tenant compliance with lease agreements and resolves problems and concerns.
Manage the accounts receivable process and ensure timely, appropriate resolution of tenant-related outstanding receivables involving dispute reviews and defaults.
Work to achieve maximum performance based upon monthly and annual goals to increase revenue and other income.
Ensure that all applicable deposits, rents, and other fees and revenues are collected and deposited.
Manage marketing efforts to increase occupancy and effectiveness. Including marketing surveys to develop strategies to market and showcase the property to prospective residents by working in conjunction with Leasing staff.
Interact closely with the Maintenance team to manage property maintenance programs including promptly and courteously responses to resident requests for maintenance.
Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement program.
Assist and ensure all resident complaints are handled promptly and appropriately.
Supervises on-site staff, including hiring, training, supervision, scheduling, and corrective measures.
Mentor and train the staff on property management skills and concepts modeling effective leasing and customer service techniques to include maintenance expectations.
Motivate, direct, and evaluate personnel and handle all employee related concerns.
Delegate staff responsibilities and maintain set deadlines to be efficient and effective with property objectives.
Ensure leasing staff develops knowledge of community and competitive communities.
Assumes additional responsibilities and performs special projects as needed or directed.
Professional demeanor and appearance.
Excellent organization and multitasking skills, and attention to detail.
Strong computer skills and excellent knowledge of Microsoft Office products, including Word, PowerPoint, Excel, and Outlook.
Ability to respond to a variety of situations using good judgment with both creativity and resourcefulness.
Ability to work independently, as well as part of a team.
Ability to manage personnel effectively and professionally.
Flexibility with work schedule to include working overtime on a periodic basis.
Ability to adapt and excel in moderate to high stress levels.
Must be able to tour the community with clients, which includes walking the property and climbing stairs.
Excellent interpersonal communication skills, including the ability to motivate and lead a team.
Ability to fluently read and write English, accurately use all on-site resident management software functions.
Experience in residential property management or related field is required.
Related business/industry (real estate / property management) experience desirable.
Exposure to property management software and accounting software.
